Developer prices out of reach: 33,094 completed homes unsold in Malaysia
A mismatch between developer asking prices and buyer affordability is a key cause of rising unsold completed homes in Malaysia. In the first half of 2026, 33,094 completed residential units worth RM17.78 billion remained unsold, up 8.6 per cent from 30,471 units in 2025. UiTM Shah Alam lecturer Prof Sr Dr Rohayu Abdul Majid said most overhang units are priced RM500,000 to RM1 million, beyond first-time buyers and the local M40 group.
